Built by BE Projects of course!</div><div>Where do you get your inspiration?</div><div>The site, the brief, the client – very token responses but a good house needs to respond very well to the basics. Aesthetically, and personally, I love clever little Japanese houses.</div><div>What’s hot in Architecture this year?</div><div>Nothing hopefully. The less ‘on trend’ designs we need to build the better! As nice as it is to say good architecture should be timeless, the reality is that certain materials and finishes come into fashion, like any creative industry. Arched windows seem to be having a moment right now.</div><div>What’s your favourite product/finish?</div><div>Right now I’m loving this raked organic rendered texture system for walls. </div><img src="http://static.wixstatic.com/media/f9e332_e4db299b9d224dc2ac331566a3638172~mv2.jpg"/><div>When you are not at work, what keeps you busy?</div><div>Beach runs and dips, and hanging at my bar King Somm (shameless plug).</div><div>What do you see for the WA Construction future?</div><div>More bricks probably.</div><div>What’s on the horizon for you and your company?</div><div>Designing a house in Monte Carlo for Daniel Ricciardo, and a boutique hotel in the Lower East Side for, I don’t know, Kendrick Lamar. Roof plumbing must satisfy the requirements that are set by the NCC, in particular P2.2.2 Weatherproofing and P2.1.1 Surface Water, which states that there are various solutions available, with relevant Australian Standards applicable. These performance provisions of the NCC and the Standards are similar in that they have to effectively manage the harsh Australian climatic conditions in order to protect your structure and the occupants within.</div><div>Why is the roof an important detail for you as the builder to get right?</div><div>The roof of the building provides perhaps the main protection we seek from a building from sun, rain, snow and wind and all other environmental conditions that can be experienced within Australia. In addition to damp and weatherproofing requirements, there is durability and structural considerations in selecting and constructing the most suitable roof form.</div><div> To take responsibility for all the requirements of the roof plumbing installation we have within our BE Index developed our roof cladding Quality Assurance. Continually doing site tours and viewing other architect’s works keep you thinking!</div><div>What’s hot in Architecture this year?</div><div>Climate change is what’s hot! Hopefully we are seeing a lean towards making our new buildings as sustainable as possible. I think it is becoming more seamless and built-in.</div><div>What’s your favourite product/finish?</div><div>Washed aggregate concrete. Neat, sprawling, low maintenance, enduring. But after Canning Vale College I’m also enjoying the concrete blockwork, and starting to slowly understand Iwan Iwanoff’s love affair…</div><div>When you are not at work, what keeps you busy?</div><div>To be honest, I probably spend a fair bit of time drinking and eating with friends and family. Occasionally some running and gardening. Perth still has many exciting new venues and locations to discover.</div><div>What do you see for the WA Construction future?</div><div>Seeing a slow wind of change in the industry with some mining work picking up, which will eventually trickle down. Detailing and specification for requirements and recommendations of cavity insulation is outlined in the National Construction Code of Australia. Correct and compliant waterproofing techniques are extremely important right throughout the construction process for two main reasons; 1. It provides protection to the structural elements of the building, water egressing out of areas where it shouldn’t be, will cause an array of moisture related structural integrity issues throughout the building if not addressed in a timely manner. 2. Should moisture enter areas of the building fabric it is not intended for there is potential for it to affect the health and amenity of the building. This is caused by mould, mildew and bacterial infiltration's among various other problems.Where in building is waterproofing used? Waterproofing is used right throughout the structure in different areas and stages of the construction process. An example of a few locations throughout the building where waterproofing is absolutely crucial would include; Showers, baths, entire bathrooms, balconies, roof terraces or any other internal or external areas with high exposure to water and/or moisture.</div><iframe src="https://www.youtube.com/embed/uFAl3zaJea8"/><div>What are they key’s to waterproofing? You need to produce a water tight vessel which is created by applying a waterproof membrane capturing any water that may infiltrate into that particular area. You also need to include a place for the water to escape or drain away. An example of this would be to install a Puddle Flange in a bathroom floor that in conjunction with a waterproof membrane, creates a water tight exit for any water present on the bathroom floor.</div><div>Why is a puddle flange so important? They provide a connection between the WPM and the waste outlet. This prevents the water from escaping into other unwanted areas that are not protected by waterproofing.</div><div>What happens if the water does escape and enter areas that are not waterproofed properly? You will begin to get issues with the building and other parts of the structure. This can cause issues such as: - Rising damp - Rust &amp; corrosion - Mould &amp; Mildew - Bad odours - Insect infiltration - Peeling paintwork - Compromised structural integrity of the building</div><div>Troy's Final Thoughts Don’t over complicate your waterproofing method. Best practice is to create a water tight vessel, with the aid of a waterproof membrane which connects directly to the puddle flange; Take note it is also important to protect the membrane so there are no accidental penetrations. Everyone at SITE understands the culture, climate and topography of Western Australia so we’re able to design spaces to suit local conditions.</div><div>What is a highlight of your career?</div><div>Winning the National Dulux Emerging Architect Travel Prize in 2009 was definitely a high point for me. The judges selected five standout emerging architects and I was actually the first person from WA to make it into that top five! It was a great honour and the prize involved a trip to London and Paris to visit architecture studios. I really enjoyed seeing how practices, of varying sizes and scales, operated in Europe.</div><img src="http://static.wixstatic.com/media/f9e332_32e46e1834014ebab5d6f6434a5a0f0f~mv2_d_4425_3577_s_4_2.jpg"/><div>Where do you get your inspiration?</div><div>For me, inspiration is drawn from the differing cultural contexts of each project. I always ask myself, ‘what’s here now, what was here before and what is the story/history that shapes this place’? The answers provide my design inspiration. I always aim to capture the spirit of a place in the architecture I create. It’s a lofty ambition but I want my work to transcend bricks and mortar. The best architecture provides an experience for the people who interact with it, whether it’s a home, office or public space.</div><div>What’s hot in Architecture this year?</div><div>I’m not swayed by trends. However, I see the industrial aesthetic is still very popular. Think pump-house bricks, lots of black, brass, gold and exposed elements. Lately, I’ve also noticed an avoidance of colour. Instead, muted palettes are prioritised. Then, natural materials and finishes are used to provide contrasts —rather than relying on colour and texture to add interest.</div><img src="http://static.wixstatic.com/media/f9e332_5b357e065e9f4f4497752ac832005e44~mv2.jpg"/><div>What’s your favourite product/finish?</div><div>I’m really enjoying exploring all the design possibilities of concrete. It can be textured or patterned but it’s so unforgiving. There’s a real rigour and process that’s required after it has been cast. Concrete is one of those materials that can feel and look light, yet it can also seem solid and heavy. I love it!</div><div>When you are not at work, what keeps you busy?</div><div>My three kids keep me on my toes but so does renovating our house. I love getting my hands dirty and working out how to put things together. With large-scale architecture projects, it often takes years to see results. But when I’m crafting things by hand, I can see results after just one day. I take lots of satisfaction from small wins!</div><div>What do you see for the WA Construction future?</div><div>I think prefabrication is on the rise. There’s increasing demand for prefabricated walls, floors and roofs. Thinner, lighter or more efficient products are always popular. Happily, I’m seeing more innovation happening in this space. Perth’s prefabricated modular building providers are evolving their products, which is great to see.</div><div>What’s on the horizon for you and your company?</div><div>We get bigger and better, year on year. I’m looking forward to tackling more large-scale projects spanning education, government, civic, community and commercial sectors. In the case of residential projects, it’s the satisfaction of meeting the clients needs and watching a client settle in and enjoy their new building/ extension. In a commercial or non residential project, seeing the end users make the most of the new building/ buildings as well as meeting the owners commercial goals. In that way we are fortunate to have this enjoyment on a regular basis in our working life.</div><img src="http://static.wixstatic.com/media/f9e332_88a847c20136486c97bf33341ef2b5cc~mv2_d_2500_1667_s_2.jpg"/><div>Where do you get your inspiration?</div><div>Inspiration is usually found from our clients, the site and the desires the clients have to either create or change their building. Each project is different and each client brings a new set of desires and requirements. Some clients have a desire to use a new building structure type and we embrace this ti ensure the client gets the best outcome. Recently we re-built a house to a new design after the 2014 Stoneville bushfires using a pre fabricated wall and roof system and pre-fabricated windows that allowed us to achieve lockup on site 8 weeks after the slab was completed. We had not used this system before and by embracing the system, designing to make the most of the standard widths of panels etc allowed us to deliver a very high finished residence for the client to move back into 3 months earlier than we would normally have expected. This was a very enjoyable process and due to the clients unique situation inspired us to maximise the value of the end product and to be able to re-house the family in the</div><div>What’s hot in Architecture this year?</div><div>The increase in alternate and framed building construction in Perth and the introduction of Cross Laminated Lumber ‘CLT’ into Australia, as well as floor cassettes and other forms of pre-fabrication. All of the above influences are slowly changing the construction landscape, providing more flexibility of design and more options for Architects and the construction industry.</div><img src="http://static.wixstatic.com/media/f9e332_1bb77b1686654625b7b49c2b42a21b8c.jpg"/><div>What’s your favourite product/finish?</div><div>Timber is our favourite material. Renewable plantation timber for framing, engineered beams and products which give you ease of construction and much flexibility. New and second hand timber for visual finishes, frames and lining to add warm natural feel and material to internal spaces.</div><div>When you are not at work, what keeps you busy?</div><div>Across our team, we have diverse interests outside of work, ranging from competitive ‘Fencing’ (sword type fencing, not post and rail), to ‘Forrest Car Rally’ competition when time allows.</div><div>What do you see for the WA Construction future?</div><div>As mentioned above, the greater acceptance of alternate construction methodologies and the greater uptake of on site pre-fabrication that allows for shorter on site build types is going to play a major part on the WA construction industry going forward. The challenge for us is to use these systems to their best advantage whilst still meeting the client’s requirements and designing unique and original projects.</div><div>What’s on the horizon for you and your company?</div><div>We have recently contracted a new staff member, an undergraduate with 18 months to the completion of her Architectural Masters. This project brief from Slavin Architects was to transform an existing library, music room and art room into a building with a 2nd level including the addition of a staffroom, 5 classrooms and amenities. BE Projects worked closely with the consultant team and Site Architecture Studio to make this design a reality.</div><div>CURRENT PROJECTS JAPANESE SCHOOL RELOCATION Architect: Gresley Abas</div><div>Practical Completion for separable portion 1 and the new car park were achieved last week at City Beach Primary School. The renovations to the existing classrooms has been completed with the new arts &amp; craft block quickly taking shape as structural steel has been erected, with brickwork and roof due to be complete this week.</div><div>BROMFIELD RESIDENCE</div><div>Architect: Carrier and Postmus </div><div>Waiting patiently for the weather to heat up to dry out the clay, the contract has been finalised and site mobilisation has begun. Working with Vittino Ashe architects, to create a new living area, master bedroom, ensuite, dining and carport including features such as rammed earth and polished concrete giving a unique and high end finish to the project. Meeting to sign the contract in the coming weeks and mobilising to site before November.</div><div>HIA MIDLAND BRICK INDUSTRY ACTIVITY BREAKFAST</div><div>BE Projects values staying up to date with industry matters. On the 6th of September, the BE Site Team attended the HIA Midland Brick Industry Activity breakfast, addressing ongoing concerns within the industry about combustible materials and use within the industry. The breakfast covered new legislations and processses that are being implemented to help tackle the use of these illegal combustible materials, providing insight on rights and tactics for builders to ensure they are protected.</div><div>BRICKWORKS 2017 CHARITY GOLF TOURNAMENT</div><div>Jason &amp; Paul recently represented BE Projects at the Brickworks Golf day held at Joondalup Country club. Acting as Contracts Administrator and Site Supervisor, BE’s newest member Jordan who ensured a timely solution for the client. </div><div>PERTH WALDORF SCHOOL – SCIENCE &amp; ARTS ADDITION Architect: Collaborative Design Client: Perth Waldorf School Always a privilege to be able to work with a returning client, another quality build was produced at the Perth Waldorf School. The unique project consisted of a face lift of two ground floor rammed earth buildings, including the removal of the roof to add a second storey which included a 3 classrooms, teachers office and universal access toilet and lift facilities. The works also included an extension of the arts and crafts block.</div><div>EMRC WASTE FACILITY Client: Eastern Metropolitan Regional Council  Standing at 60m x 40m x 11m high this enormous shed will act as a Waste Sorting Facility. The build consisted of 250mm thick concrete floor, 610UB Portal frames supporting the metal clad roof and walls. We also worked closely with Western Power to upgrade the power to site, coordinating the installation of a new site main switchboard and transformer.</div><div>CURRENT PROJECTSST. The apartments consisted of 2 bedrooms and 2 bathrooms with a small court yard on the ground level and a balcony on upper levels. The works on the science block second floor addition have made good progress since commencement in April. The snagging and commissioning of the project are underway this week. Cost control is a big part of my role and I also award contracts, which includes making sure the company or subcontractor the contract will go to has the scope to deliver what we require. I also do a lot of ordering, ensuring everything arrives on site when it needs to, this allows our subcontractors and site supervisors to get on with their jobs with no delays or interruptions.</div><div>Maintaining relationships is also a key part of my role, between ourselves, architects, clients and sub contractors. I absolutely love this part of the job and I'm lucky to work with such a talented group of people!</div><div>How did you get into your current job as Junior Contracts Administrator?</div><div>I started with BE Projects 5 years ago, there was just our Director Troy (King) at the time and he needed some help with data entry and reception.</div><div>Since then I have been lucky to grow in my role and be supported by Troy and BE Projects. I moved into the role of Tendering and then enrolled at Central Institute of Technology (now North Metropolitan TAFE) and completed a Certificate IV in Estimating as an apprenticeship in just over 2 years with the help of fantastic lecturers. This allowed me to progress into my current position.</div><div>Where would you like to be in your career in 5 years?</div><div>I would love to be a Site Supervisor. My current position supports our site supervisors and I think a natural progression would be putting this knowledge into practice in an on site role. I always enjoy going out on site so to work out there full time would be great.</div><div>In the short term I am about to undertake some further training to drop the 'Junior' off my title which is a really exciting step in my career!</div><div>What do you like about being involved in the WA construction industry?</div><div>The people! I work with some brilliant clients, subcontractors and colleagues. It makes my job so enjoyable every day. There is also so much opportunity out there, you can do anything you set your mind to.</div><div>What construction work does BE Projects do and what do you enjoy about working for them?</div><div>BE Projects work on commercial projects predominantly, with community centres, schools, sporting complexes, boutique apartments and even a monastery which was a fantastic project to be a part of! We also do architecturally designed homes, which is something I am currently working on. These are really enjoyable because of the close links with the client and the architect we have.</div><div>The mission statement for BE Projects is to be a 'Personalised Services for your Built Environment'. I think this really is key to what we do and what my job involves. This home, designed and occupied by innovative architect Simone Robeson and built by BE Projects, is one of them. Dubbed the “Triangle House”, the two-storey masterpiece is already a Mount Lawley landmark and a worthy recipient of this year’s Innovative Construction for Small Lots award. The 170sq m house sits on the triangular 180sq m block with a 960mm “squared off” apex of the triangle. “The shape is pretty unique, but besides that it’s a lot smaller than the average home, and less conventional,” Simone says. “We had more than 2000 people come through the home for the fantastic Open House Perth event, and the overwhelming response was that it feels much more spacious than is expected on a block that size. “There are some large feature glazing elements that really draw in light and open the house right up.” BE projects director Troy King says his team is passionate about working on challenging projects that push their abilities to enable improvised solutions. “The challenge of the project from a buildability point of view led us to a unique outcome on the awkward parcel of land, which otherwise may have been considered useless,” he says. “The extensive footprint of the building left little to no laydown areas on the site itself and there were challenges with regard to the busy road and the power lines. “However, the lane to the rear enabled some freedom and from there it required careful and deliberate coordination on the site by our supervisor.” The cleverly segregated floorplan has enabled Simone and her fiance, artist Matt Hayes, to both live in and work from their home. There is a 28sq m office at street level, while the main living area and bedroom are upstairs. “The upper floor has a much larger floor plate than the ground floor, so this is where we spend most of our time,” Simone says. “It also has the best views and feels more private, being elevated off the street level.” The bold, brave design has a distinct point of difference compared with the surrounding character and heritage homes. Simone is pleased that it adds interest to the streetscape. Our values include good communication and following up on what we say we will do. In particular and a new teaching area for the Perth Waldorf School – a unique design with large-span curved timber trusses.</div><div>Technical projects include working with specialist trades to complete building works for multiple fire main projects, commercial kitchen installations and new science laboratories.</div><div>The Architecturally designed residential projects are sophisticated projects both in design and in terms of size and shape of the block. This includes the recent completion of the ‘triangle’ home at Mt Lawley. This one consisted of a tiny 180sqm triangular-shaped block of land, with access issues. Another recent project completed in Gooseberry Hill, involved a challenging site with a steep15m incline over the 35m block. The team accepted the challenge and developed innovate ways to make the construction possible.</div><div>What are some of the challenges and achievements of the business?</div><div>Starting out was a little daunting at first – especially in terms of securing that first job! But once the moment built, we have not looked back. Many of our projects are from return clients.</div><div>With regard to achievements, our goal is client satisfaction – something we have managed to frequently achieve on the projects and services we deliver. Also, while we want the business to grow, it’s important for us to have controlled growth so that we can continue to maintain the same level of quality control in our projects.</div><div>What makes you happy in your work?</div><div>I have a genuine passion for the projects we do and really enjoy what I do. I enjoy the variety and particularly love finding solutions and I get to do this every day with clients’ – especially when someone says: “You can’t do that!” At BE, we don’t shy away from challenging projects that deviate from standard construction.</div><div>How do you envisage the company in 10 years’ time?</div><div>BE Projects philosophy is to strive for continual improvement and to maintain our high standards, which means in the future we will be operating in a similar manner to now, but even better.</div><div>BE Projects is a company that has a lot to offer in terms of diversity, adaptability, quality and ability to meet client needs.
